What Is Design-Build?

Design-Build is a method of construction delivery that provides owners with a single point of contact for both the design and construction phases of a project. A consolidate entity  holds single-source responsibility for all estimation, assessments and pre-construction to architecture, schematics, engineering, subcontracting, construction and post-construction. This entity, the Design-Builder, manages all contracts with companies, such as subcontractors, equipment vendors and materials providers.

Our Design-Build  Process

Initial Meeting to discuss about project and budget

Meet with us. We would like to know why you want to remodel.  We will ask you a Lot of questions because we’ve discovered that it’s important to understand why someone wants to do something. Prepared with that information, we might figure out that a creative re-allocation choice for your project.

Design, Details and Selections

Client will make all the important/ hard choices in this phase. We offer you design options would fit to your project and help you to understand what we envision.  Our sub-contractors will all make site visits so they can begin to estimate the cost of their portion of the project and anticipate any problems they might encounter. We will provide you samples of material and help you where to make changes to stay within the budget. All decisions need to be made before anybody starts their work. If you’ve made any changes to the design or selections, adjustments will be made. The design concept will be updated and finished once you’ve made your final selections. The team will then complete the construction plan set. (Preliminary design in two weeks, final design in four to eight weeks depending on complexity)

Once the final design drawings are approved, TBR collects final pricing from any structural engineers and trade-contractors. There should be no surprise because we have been talking all along about what each element in this design will cost and you have already make the hard choices. Once the final estimate is produced, we will provide you with a written contract that includes a construction schedule.

Preparation

Once The construction contract signed we start working on pre-construction phase. Submit drawing s for permit, order products, Set meeting with owners, Site prep.

(Within two weeks of completed signed construction contract)

Build

The construction phase is the culmination of the design-build process. You and your design-build team have carefully planned the details, made the necessary decisions, and accommodated your budget. Everything is clear and up front, and all that’s left to do is expert construction on your home.  Before work begins, you’ll meet your project manager and production team. They will go over the project expectations and logistics with you. From day one until job completion, your design-build firm will have ongoing, on-site supervision by the project superintendent, ongoing weekly client updates, and reporting with the project manager and design team.
